Plan Licensing

The most obvious service that Homescape provides to residential developers and builders is access to a library of carefully designed, affordable house plans. We believe that providing access to good architecture at a reasonable price is a win-win situation for developers, builders and homebuyers.

Homescape licenses builders and developers to construct homes on a per-use basis. Each time a home is constructed using a Homescape plan, the licensee pays a fee to Homescape. The usage fee varies based on the type of license and the style of home. Contact Homescape to request a current price list.

Plan Modification

Unlike a lot of Web-based house plan libraries that aggregate content from countless sources, Homescape is the creator of every house plan that we publish. Every plan passes through the same set of review steps to ensure completeness and quality. Every plan is produced using the same design software. By adhering to this uniform approach to product (i.e., house plan) development, Homescape can provide ancillary services that other plan publishers cannot easily supply. Plan customization, for example, is a service that we happily offer and we can do it very efficiently. Because we created the plans, we know the consequences of changing a foundation or thickening the exterior walls or widening the doorways. Our goal is that the plans we deliver to you represent precisely the structure that you will build. An accurate plan eliminates job site confusion, mistakes and rework, the cost of which can easily trump the small investment required to customize a plan set.

New Plan Development

The Homescape plan portfolio is constantly expanding with new BayHomes, Family Homes, Porch Homes, Cottage Homes and Connected Homes. These designs may be produced to meet a perceived market need (speculative design) or they may be developed for a particular builder or developer. If a developer or builder has a design need that Homescape perceives to be commonplace in other markets, Homescape may offer to partially subsidize the design development cost in order to add the plan to the Homescape portfolio.

Plan sponsors have the right to restrict the geographic scope of a plan to ensure that local market competitors do not gain access to a plan.

Product Mix/Color Palette/Plan Siting

For all of the detail that Homescape provides in our architectural plans, Element books, and color palettes, it can still be a challenge for a developer to take the next step in applying the product to a site plan. Homescape principals are pleased to offer their expertise as designers and development consultants to help you choose the right mix of product types, colors, and positioning of homes on your site plan. Particularly as it relates to Bayhome development, we have found that a few hours of consultation can save countless hours and costly missteps.
