Design Agreement
Homescape Design Group recently completed the design work for a spectacular community of vacation homes in Berrien Springs, Michigan called Lake Chapin Shores. The development of 22 sites is divided between waterfront lots and off-lake wooded sites resulting in an interesting mix of housing types. All of the plans have abundant outdoor living areas with decks and screen porches. Steve Sprengel, a principal in the Lake Chapin Shores development team, offered strong praise to Homescape when the last of the house plans was delivered. "You guys have been an absolute pleasure to work with and you've added tremendous value to our project." |

Branding and Architecture
The owners of a small, eight-lot detached condo project in Cascade Township, Michigan approached Homescape to "inject some energy" into their plat. The property was beautifully positioned adjacent to a well established golf course and an upscale single-family residential development. The developer's initial plans were to offer 2-3 Craftsman-style bungalow plans for the eight sites. Homescape suggested going in a different direction. "Almost every house in the neighboring development and every condo on the golf course has Arts & Crafts details. They are well done, but we thought the empty-nest buyers that the developer was targeting would appreciate a different look." So Homescape developed a family of three Tuscan-style plans (with four sides of stone!) and created an identity for the development (Tuscan Crest) and a website (www.tuscancrest.com). |

Home on the Lakeshore
Homescape Design Group has been engaged by the developers of Lake Oliver, a 300-acre, all sports lake being developed in Central Illinois. Homescape has worked with the developers and Rick Harrison Site Design Studio to produce a land plan that features more than 800 waterfront lots which will be marketed principally as second homes to residents of suburban Chicago and the "downstate" cities of Bloomington, Champaign Urbana, and Springfield. The site plan for Lake Oliver shows a variety of house types with BayHomes lots, Cottage lots, and some townhome sites. Homescape will offer plans from its library which can be modified to fit the needs of each buyer and site. Homescape will also provide custom design services for buyers with unique tastes. |

Trade Shows & Events
After several years in Orlando it's time for a new venue. Look for Homescape in Las Vegas in 2009 at the International Builders Show. We'll be supporting Rick Harrison Site Design Studio, as usual. Also, keep your eyes open for an invitation to attend one of the excellent two-day Breakthroughs conferences from Land Development Today magazine. Rick Harrison is a regular contributor at these conferences and his message about 21st Century neighborhood planning is always well received by developers looking for an edge. |
